Details of the costs for the acquisition:
-10% VATof the purchase price, this sum is to be paid upon signature of the notarial deed.
-The notary: 3% to establish the authentic deed and send it to the property register for registration.
Small precision: there are not 3 months here between the signing of the undersigned and that of the authentic deed at the notary as in France. The purchase can be signed within 8/10 days if the money is available and transferred to the buyer's Spanish account and after obtaining all the certificates of non-debts or statement of claims.
-The agency: our commission is generally already included in the prices displayed unless we have to collaborate with another agency, the support costs are €3,000 including lawyer's fees, name change with water suppliers, electricity and property tax and all the deeds detailed below.
Take into consideration that support is mandatory with a certified translator, if you wish to acquire a property in Spain, to avoid unpleasant surprises at the end of the acquisition. Very few agencies offer the support that we offer.

write a sales agreement in French/Spanish with private signature. Know that in Spain, the rules are totally different than in France. When you sign a sales agreement, it is firm and final, with no possible withdrawal period. A maximum deposit of 10% will be required upon booking. If you withdraw from the sales agreement, you will lose your deposit. If it is the seller who withdraws, he must pay you double your deposit. We also offer you the possibility of a reservation with only €3,000 under the same conditions with a period of one week for the payment of the balance of the 10% due.

Accompany you to obtain the NIE (tax identification number for foreigners) compulsory since 2007. It allows you to buy real estate in Spain, to open a bank account to have your water, electricity, your taxes withdrawn (only one in Spain: Annual tax at the end of August, beginning of September: local property taxes called IBI), to open an account in each of these administrations (electronic invoices and management of your accounts remotely) and to be able to work in Spain if you are not a pensioner or retiree.

Necessary documents for the NIE(request to be made at the nearest Spanish Consulate to you or
obtained locally):
- identity card + photocopy (essential because they do not make photocopies)
- 1 passport photo
- 1 tax stamp to be collected from a Spanish bank (approximately €9.70)
- an address in Spain (that of the good chosen with certainty)
- Putting you in touch with an interpreter within our agency. Unlike in France, here the notary does almost nothing. It is the agency that will carry out all the research on the property and the seller(s). If the seller has debts and they are not managed by a lawyer, you will collect the debts from the seller. This is one of the reasons why a competent and serious agency is recommended for the acquisition of real estate in Spain. In case of debts, we draw up a count between the sales agreement and the authentic deed, Thus, the settlement of its debts will be made in the presence of all the creditors directly at the notary; only the balance will be paid,
Clarification: here, you don't pay anything to the notary, you have to fund your own bank account in Spain and you will pay for your purchase with a bank check (cost about 1 to 2% of the amount) that we manage before going to the notary .
- Support for opening a bank accountwith an interlocutor who speaks French. You will have a current account, an international bank card and Internet access to be able to manage your account from home, The opening of the bank account is compulsory, because Spain only works by direct debit (personal checks are no longer used ) and will not charge a French account, especially since this would still generate costs. The (free) levies will concern all energy suppliers, water, city gas, electricity and property tax.
Documents required to open a bank account:
- Valid identity card or passport (the date being authentic)
- Oral translation of the authentic deed at the notary'swho then send it to the property register. Recovery of the original apostilled approximately 2 months later,
- Changes in subscriptions in your name with water and electricity suppliers and registration with the managers of any communities(community charges). If you wish, we can become your tax representative in Spain. Each year, you will have to file a tax return as the owner of a property, not resident in Spain. This is mandatory and your tax representative will take care of it.
In summary, to make your purchase, it happens in 2 steps as in France:

2°) Payment of the balance by cashier's check into your Spanish account and signature of the final contract with a Spanish notary with oral translation by our interpreter.
TAXES AND CHARGES :

Land, here called IBI (Impuestos sobre los Bienes Inmobiliarios): count approximately, 100 to 500 € up to 800 € for a villa per year depending on the property, calculated on the cadastral value. No basis on your income, or your family situation.

Housing tax : in the region of the Valencian Community, no council tax.

Royalty on audiovisual : in Spain, the television tax does not exist .

Garbage : in some municipalities are included in the water bill (quarterly), about 100 € per year.

electricity : Off-peak hours to be requested as soon as you acquire (we also help you with this process, possible to do via the Internet) and possibly offer you a new supplier.
Community charges with swimming pool and gardens:
On average between 250 and 350 € per year, up to a maximum of 1,000 € for a luxury residence.
Medical care in Spainfor a temporary move:
For all practical purposes, for a future stay, you can benefit from French health insurance (to be planned 3 to 4 weeks before your departure): THE EUROPEAN MAPFrench social security: valid for 2 years, this is the magic formula whose name should be remembered throughout the European Economic Area and for those who live there and plan to move there. What are the practical advantages of this card? This card will allow you to benefit from the same access to public health care (for example a doctor, a pharmacy, a hospital or a health center) in all the countries of the European Community where you will be staying. If these treatments are chargeable, you will be reimbursed after your return to your country of origin. The objective is to offer you the care you need to continue your stay.
